The guesthouse is easily reachable from prince street ir waverky station by at least two bus lines (30 and 33) which depart every ten minutes. If youre packing heavily be aware that there is no elevator and the guesthouse starts at the first floor, so you will have to carry your luggage upstairs at least one flight of stairs. The room we stayed in was very charming and had the usual aquire and really comfortable beds. Breakfast is not to fancy, but good, plenty, and prepared on the spot. An absolute positive notion from my side is the staff. We had the problem that we couldnt access our next lodging before evening and didnt want to carry around our luggage all day and Duncan was nice enough to let us leave our luggage with them for the whole day. That was supernice!

The room was much too hot for good sleep & we couldn’t open the window very wide. I would suggest : 1. Enable the towel rail in the bathroom to be turned off. Fix the window so it can be opened properly. 3. Have a loose unfitted sheet under the doona so that we can adjust personal temperatures better. I know it’s a very old building, but there were some hot spots in the floor, which was a bit weird! Maybe you need better insulation on the hot pipes?? I also realize that top floors are the hottest, and that the weather was unseasonably warm.

We had a nice stay at this place. The guesthouse is almost 10-12 min from the city centre by bus and had a variety of breakfast options. We loved the arrangements of our room. The host was very helpful and advised us on the must visit locations. Our payment was not taken by booking.com in prior (strange) but we were under the impression that the payment went through. However, he host mentioned it to us only on our day of check out! We were so humbled by his behaviour and would blindly recommend this place to anyone travelling to edinburgh.

The property is in a quiet location and felt a very safe area. It was an easy 30 minute walk into the old town or a short bus ride. The bus stop being 2-3 minutes away. We booked this property because the prices were at their normal level and not overinflated for the marathon weekend. Duncan’s communication was good and we felt reassured that if we needed assistance it would be available. We needed to have breakfast earlier than the normal times and were invited to help ourselves to bananas and pastries. We really appreciated this.

From the greeting when I first arrived to the departure the whole experience was excellent. This was my first trip to Edinburgh and I was made most welcome. The room was clean and ideal for what I wanted. Breakfast was ideal and a really good way to start the day. Whilst it was situated outside the city the public transport was ideal however if you do not mind the walk I would highly recommend that you do as you there is so much to see. Planning on visiting Edinburgh next year and would be more that happy to stay here again
